Pending Sales Continue Their Upward Movement in Scotts Valley Housing Market

The Scotts Valley Real Estate Market continues to keep moving with pretty much the same theme for the past few weeks and that is:

  • Lower and medium priced homes are moving quickly
  • Higher end homes softening a little, but still moving somewhat

As of yesterday, September 27th, 2013, there were:

  • 51 Active single family homes
  • 27 Pending single family homes

This represents that about 35% of homes on the market are receiving offers that are accepted. 2 weeks ago it was 24%, last week it was 30% and now we are at 35%. This is definitely a trend to keep your eye on. We also had 12 closings in the single-family home sector, that’s pretty good.

In regards to townhouse and condos, there are:

  • 4 Active townhouses and condos
  • 1 Lending townhouse and condo

This number is misleading though because there were 5 closings this month and most were pending. The townhouse and condo market remains a very good market.

Rates Are Down!

Rates have also come down a bit recently causing many home buyers who saw them shoot up, feel good about the fact that they are coming back down and are getting back in the market. Right now you can get a 30 year fixed rate loan anywhere from 4.25-4.5%.

The TOP 5 Price Ranges in Scotts Valley

A fun and interesting trend topic in the Scotts Valley housing market is what price range is the hottest. I am asked this all the time. Here are the top 5 price ranges over the past year in Scotts Valley, and what still I believe we will see for a while:

  1. $600-800,000
  2. $800-1,000,000
  3. $400-600,000
  4. $1,000-1,200,000
  5. $1,200-1,400,000

The slowest market price range is the $1,800-3,000,000, as would be expected.
