As a local real estate professional, the second question that I get after the first question of “how’s the market doing?”, is most of the time, “what are the best deals in town right now?”

Believe it or not, there are some deals to be had.

So… I will be writing a column on what I see are some of the best deals in the Scotts Valley area. But I won’t just be writing that they are a good deal, I will also be writing WHY I consider them to be great deals, and what makes them worthy of your attention.

These homes are homes listed by all real estate companies and are not just my own listings. I will always mention the name of the agent and their real estate company.

• 699 RYDER ROAD | Scotts Valley

💰 The home that will pay for itself in 11 yrs
• More at:

Listed by Paul Burrowes at David Lyng
• 3 bedrooms, 3 baths, 4,012sf with a separate in-law or caretaker quarters on almost 175 acres.

$2,799,000 – OK, so before you think about the price, LET ME TELL YOU WHY THIS IS A KILLER DEAL… If you were to buy this property on almost 175 gorgeous acres with incredible trails, camping, biking and other fun outdoor activities, for the asking price, in about a year you could receive about $1 million for logging and another $650,000 in easement money from the Land Trust which would not sacrifice your use of the 175 acres.

So the incredible and majestic property that you paid roughly $2.8 million for, you are getting back about $1.65 million in a year which brings your acquisition cost to $1,150,000. And guess what, in another 10 years you should be able to log once again and with inflation, there is a high probability that your next logging of the property pays off the remaining balance and then some. So in 11 years, this property will pay for itself.

This is such a killer deal that I keep trying to figure out a way to make this happen for myself. But it’s not just about the return on your investment, this property is absolutely incredible. You will marvel as you walk the property that takes you more than a day to capture it all by foot. And don’t forget to bring your camera as you will fill up your memory space with one beautiful outdoor picture after another.

• 500 LA CUESTA DRIVE | Scotts Valley

💰 Horse property right in Scotts Valley
• More at:

Listed by Lauren Spencer at Coldwell Banker
• 4 bedrooms, 3.5 baths, 2,058sf on a just over 1 acre majestic lot.

$1,200,000 – This home is so beautifully updated with quality workmanship everywhere. With a beautiful kitchen featuring grey granite counters and an island, it also features a Viking stove and is adjacent to the family room. So many upgrades. And WAIT until you walk to the back yard. It is absolutely beautiful, and yes, majestic. From the gorgeous landscaping to the oak trees with a perfect blend of sunlight and shade. And get this, you can also have a horse on the property.

Honestly, when I showed the home to my clients, neither of us wanted to leave. It was that special.

Here is the answer: It also features a 1 bedroom studio that is permitted and has its own bathroom and kitchen. If you were to rent it out for $1,600 per month, if not more, that is similar to a payment for a house at a $900,000 sales price because your rent that you collect offsets your mortgage payment and property taxes equal to approximately $300k.

4 CABERNET COURT | Scotts Valley
💰 Classy home in local favorite neighborhood
• More at

Listed by Robert Aldana at Keller Williams
4 bedrooms, 3 baths, 2,300+ sf, 7,200+ sf lot.

$1,250,000 – This home shows pride of ownership and has been beautifully updated with new Quartz kitchen countertops over recently painted cabinets. There are plenty of high ceilings throughout and a spacious master bedroom upstairs with vaulted ceilings and a large bath. Walking through the home is like walking through a Pottery Barn magazine, it has that open and spacious flow with classy upgrades and taste.

There is also a large bedroom and full bath downstairs, a separate family room with fireplace and 3 car garage.

The spacious lot which is in a quiet cul-de-sac features meticulously maintained rear yard which is private, lots of decking, and very low maintenance. It has that “it” factor when you think about spending an afternoon or evening relaxing and BBQing in the back yard, and also great for entertainment. This development is a family favorite with great neighbors, block parties and it is also walking distance to award winning schools and local parks.

First of all, it has a top-of-the-line solar power system which is owned and covers about 80-90% of PGE bill. That is a nice bonus!

When you see what upcoming closings in the area actually close for in regards to price within the next 30-60 days, you will realize how good of a deal this actually was.

As always, happy selling and happy buying!
