The Scotts Valley area real estate market continues to be solid with current activity reflecting a 40% pending status ratio. Meaning, 2 out of 5 homes currently on the market already have accepted offers and are in escrow.
There are a total of 50 properties currently for sale (including pending) with 37 being single-family homes with an average list price of… are you ready for it?


That means that there are quite a few homes on the market that are active AND in pending status at much higher price points than in the past. Higher priced homes that are priced right, marketed right and look great are in fact selling

As of today in mid March, there are a total of 33 closings YTD with an average list price for single-family homes being $999,786. So as the market was cooler in late December and through January as usual and also with the amount of rain we had making the market take a little bit of a back seat due to the weather conditions, we saw that more homes were selling in the lower price points at just under $1million.
